Richmond is currently considered a competitive market, with many homes receiving multiple offers. Zillow's July 2026 data puts the typical Richmond home value at approximately $610,065, with a median sale price around $625,833.

Zillow's typical home value was about $581,588 in July 2026.

Why I would show this area to a buyer

  • More affordable detached houses

  • Good access to I-80

  • Close to San Pablo Avenue

  • Larger price-to-square-foot opportunity than some neighboring communities

  • Potential upside from renovation

  • Good choice for buyers who prioritize house size over school prestige

School quality varies significantly from address to address. Don't assume that every home in North & East has the same school assignment.

Richmond Heights / East Richmond Heights : strong family option

This is one of the areas I would investigate carefully for a buyer who wants a house rather than a condo and is willing to spend more.

East Richmond Heights had a median sale price of approximately $850,000 in the three months ending June 2026, up about 4.6% year over year. The median price per square foot was approximately $866.

Zillow's July 2026 typical value for Hilltop District was approximately $766,602.

Advantages

  • Some properties have excellent Bay views

  • Larger detached houses

  • More residential feel

  • Close to Wildcat Canyon

  • Convenient to El Cerrito, Berkeley and I-80

For a family buyer, I would put this area on the shortlist, but I would inspect the exact school assignment before making an offer.

Richmond Annex : particularly interesting for families

Richmond Annex is one of the more expensive parts of Richmond.

Realtor.com reports a June 2026 median sold price of about $910,000, while Redfin reports the neighborhood's recent median sale price around $910K and approximately $594/sq. ft.

The reason I find Richmond Annex interesting isn't just the house itself.

It provides proximity to :

  • shopping and restaurants

  • East Bay employment centers

Buyer strategy

If a buyer has a $750K–$1M budget, Richmond Annex vs. El Cerrito vs. East Richmond Heights rather than looking only inside Richmond.

That comparison can reveal where the buyer gets the best combination of house + schools + commute + resale potential.

Point Richmond is very different from the rest of Richmond.

Interesting things to do in Richmond

One of Richmond's underrated strengths is its waterfront and history.

  1. Marina Bay & Bay Trail, Marina Bay Park is a great place for walking, biking, picnics and enjoying the Bay. The waterfront trail system is one of the biggest lifestyle advantages of Richmond.

  2. Rosie the Riveter/WWII history, Rosie the Riveter WWII Home Front National Historical Park is one of Richmond's most unique attractions. Richmond played an important role in WWII shipbuilding, and the park tells the story of the workers and industrial production that transformed the city.

  3. Red Oak Victory, is a preserved WWII-era Victory Ship at Richmond's historic shipyard. This is particularly interesting for families because it combines history + waterfront + an actual historic ship.

  4. Point Richmond, is worth visiting even if the buyer isn't considering purchasing there. Walk around the historic streets, see the waterfront and explore the small businesses. One unusual attraction is Point Richmond Fairy Houses, a community-created miniature-house treasure hunt.

  5. Miller/Knox Regional Shoreline, offers waterfront scenery, picnic areas, trails and Bay views. This is one of the places I'd show a prospective buyer because it demonstrates the lifestyle value of Point Richmond.

  6. Point Pinole, Point Pinole Regional Shoreline is another major outdoor attraction, with trails, shoreline, eucalyptus groves and San Pablo Bay scenery.

  7. Wildcat Canyon, Wildcat Canyon Regional Park is particularly interesting for buyers considering the eastern/hillside portions of Richmond.
